Qualifications and Experience

  • Minimum 3 years relevant tertiary qualification – preferably associated with

  Property Management

  • 5 years portfolio property management experience within the Retail sector and property development experience will be an advantage

Knowledge

. Sound knowledge of the business environment, the relevant role players within the

  business and their key responsibilities and outcomes i.e. retail market

  indicators

. Financial accounting principles

. Knowledge of retail leasing principles and lease agreements

. Financial, marketing, administrative and technical components of retail

  Buildings

. Basic technical knowledge of buildings e.g. Electrical, plumbing and construction

. Knowledge & understanding of property investment and development principles

Skills

. Must be analytical

. Must have ability to communicate effectively at all levels

. Must have ability to utilize the correct and relevant computer software

. Must have the ability to attract, develop, measure and retain competent and

  committed human resources to enable achievement of business targets and

  objectives

. Must have the ability to organize, lead and control in the work environment to

  achieve certain business objectives

. Must have the ability to accurately give an accurate account of information

  pertaining to the performance of outputs

. Must have the ability to analyse exposure to risk and determine how best to handle

  that exposure

Core Outputs and Responsibilities

. Prepare and manage budget in alignment with portfolio strategy

. Manage property leasing to minimize vacancies

. Monitor capital expenditure

. Manage arrears

. Facilitate projects / installations

. Determine human resource requirements and manage staff

. Develop and implement strategic plans with objectives and direct the team

. Report on portfolio’s performance: monthly income statements, vacancy reports,

  capital projects and interpretation of variances

. Manage risks

. Develop tenant retention strategy for portfolio

. Ability to engage & secure new clients (in consultation with external brokers when necessary)
