East Rand industrial gem ideal for owner-occupier

“Industrial property was the great boom of 2006-07, leaving industrial rentals at the highest they have ever been,” says Eli Unterslak of Alliance Group.

Property-Housing-ResidentialUnterslak says there is a new kind of buyer, known as the owner-occupier, buying industrial property, rather than the typical investor.

The Alliance Group will take to auction on May 28 one of the best properties in the Longmeadow Industrial Business Park, in Modderfontein, at 86 Angus Crescent.

The property lies on an erf of 6800m² and has a gross lettable area of 6470m²

A triple-level basement can house either 100 parking bays or additional storage space and is equipped with 1000kVA (800kW) of power.

One of the most important things about a property is its location, due to the necessity of easy access when dealing with most industrial assets.

Longmeadow is ideally located in the southwestern corner of Modderfontein and is the ultimate business address on the Reef.

The estate benefits from its central location; 15 minutes from Sandton, Midrand, Johannesburg and the East Rand industrial basin, including and most importantly, the OR Tambo International Airport.

An important perk is the fact that the property has both full telephone and network cabling, allowing the owner to move in immediately.

“Also largely in its favour is the fact that the property was completed less then one month ago and was built by Kirchmann Hurry, one of SA’s most reputable contractors,” Unterslak says.

The latest Rode report shows vacancy in Longmeadow is among the lowest for any industrial area, making the property ideal also for investors looking at adding an AAA-grade building to their books.

The property presents excellent rental returns.

“With the shortage of industrial zoned land, and the power crises (with less construction taking place), this all boils down to higher rentals and therefore a more stable investment,” Unterslak says.

The auction takes place on May 28 at noon, at the Southern Sun Grayston.
