Acsion Ltd is a dynamic property development and management company, which has successfully developed a retail portfolio of over 250,000m2, spanning Gauteng, Tshwane, Mpumalanga and Limpopo.

It’s retail portfolio includes Mall@Carnival, Mall@Reds, Mall@Emba, Mall@Lebo, Mall@Mfula, Mall@Moutsiya, Mall@55, and Moreleta Square. An update on some of its assets below. 

Mall@Reds – the Heart of the Community

Mall@Reds is a well-established Large Community Centre, situated in the Rooihuiskraal area of Centurion. It was originally developed as a 20,000 m2 centre in 2003, and following a number of expansions over the years, has grown to ± 55,000m2, including ± 2,500 parking bays, which are all free for customers – an initiative Acsion has applied to its entire portfolio to encourage longer dwell time and increased accessibility.

The Mall has a vast variety of quality retail, service and lifestyle offerings featuring groceries, fashion, food, décor, tech, services, cinemas, entertainment, and includes an inviting outdoor piazza housing it’s restaurants around a large fountain and children’s jungle gyms and play equipment. With major tenants including Pick n Pay, Game, Woolworths, Edgars, Cine Centre and Virgin Active, to name a few, it caters to the community’s every need.

Mall@Reds is ideally situated at the busy intersection of Rooiuiskraal and Hendrik Verwoerd Drives. These are the main arteries through Centurion and Rooihuiskraal, and this intersection is used by ± 30,000 vehicles per 24-hour period. 

Average footfall at the mall is ± 400,000 feet per month, peaking to 500,000 over the festive period. It’s located on the main arterial roads, and services a catchment market of ± 110,000 people in its primary catchment and up to 230,000 people in its secondary catchment.

Shopper surveys have indicated that 76% of the mall’s shoppers fall within LSM 7-10+, with the Mall@Reds being supported by 77% of the shoppers on a weekly or more frequent basis. The loyalty factor of the Mall@Reds is 6.5, above benchmark. Approximately 70% of residents in the trade area use either Hendrik Verwoerd-or Rooihuiskraal Drive as a traffic route on a daily basis. Over 2 000 new residential stands were developed in the past 18 months, indicating a growing market.

Mall@Lebo – Punching Above its Weight

Mall@Lebo is a fully enclosed 23,000m2 Regional Centre, situated in the Lebowakgomo area of Limpopo. Opened in April 2014, it has been well received by the region from the very first day, and includes a full retail offering including 3 major anchors tenants Spar, Pick n Pay and Game, major clothing retailers Edgars, Truworths, Identity, Foschini, Total Sports, Sport Scene, furniture, banks, and services.

Located on the intersection of R518 (Zebediela Rd) and R579 (Jane Furse Road) Lebowakgomo, Limpopo, it is accessible to a market of over 300,000 people, and services a market with strong purchasing power, as Lebowakgomo is the seat of many parliamentary departments.

Average footfall at the mall is ± 350,000 feet per month, peaking to ± 440,000 over the festive period, with trading densities considerably above IPD benchmark for comparable centres.

Due to the overwhelming success of the Mall@Lebo, a second phase expansion is being planned, approximately 4,000m² will be added, including more restaurants, banks, services and fashion.

 Mall@Emba – Consistently Outperforming 

Mall@Emba is a fully enclosed 24,000m2 Community Centre, situated in the heart of Embalenhle in Mpumalanga. Originally opened in April 2007 with 17,000m2, it was expanded to 24,000m2 in 2012 due to retailer demand. It includes Shoprite, Pick n Pay, Roots, ABSA, Jet, Mr Price, Ackermans, and many other retailers and caters to all the needs of the Embalenhle community.

Situated on the main arteries through Embalenhle, makes it available to all traffic from the surrounding areas. It is location between the R50 and the R546 link it to Secunda, Standerton, Evander, Kinross, Leandra/Lebohang. The existing long-distance Taxi Rank of 4,500m2 is ideally situated at the entrance to the Mall.

The primary catchment market consists of ± 300,000 people within Embalenhle, and has an annual purchasing power of ±R1.6 billion.

Average footfall at the mall is ± 420,000 feet per month, peaking to ± 540,000 over the festive period, with trading densities consistently and significantly above IPD benchmark for similar centres.

Moreleta Square – Convenience is Key

Nestled in the very heart of Pretoria East, Moreleta Square is an established convenience centre of 8,000m2, originally opened in 2002, and is anchored by Superspar, Tops and Spar Pharmacy. The good balance between retail and services ensure that Moreleta Square is a success and is well patronised.

It’s prime location on the intersection of Garsfontein and Rubinstein streets place it strategically in an established residential node, surrounded by Woodhill Golf Estate, Moreleta Park, Pretorius Park and Faerie Glen.

The centre design results in a convenience centre located on three different levels with road access and parking to each level. This was achieved through optimal utilization of the natural ground levels, and ensures ease of access by vehicle and foot to the centres many stores.
