I think the industry is in a very healthy state. Looking ahead, I think we’re going to see more global companies coming in.

Of course, the past year or two have seen global alliances being secured. As Excellerate, we also need to put a global alliance partnership in place and we need to have businesses of substance in Africa and, hopefully sooner than later, the Middle East.

As we go along, landlords – who are investors – are probably going to look for opportunities outside the traditional South African market. We, actually, have seen a lot of consolidation and I think we’re at a point where there’s a stable and quite a mature investor community in the property sector.

On the other hand, with the integration of services there’s a lot more emphasis on cost savings and getting more value for money. Given what’s happened in the past, I do think this whole insource-outsource topic is under scrutiny and it’s about you being able to offer technology to support insource or outsource service and a framework to ensure quality.

I see a market where the occupiers of space will actually come to the landlord through a tenant rep layer. So, the traditional brokerage is going to be different. In other words, we’re going to have people working for the landlords or people working for the tenants or the occupier of space.

I think that greater professionalism in the industry is going to come through. I think there’s going to be a drive of professional designation even embracing what RICS has to offer as a professional designation more in the future.
