Intro
Profile of Constantia in Johannesburg

Constantia Kloof in north-western Johannesburg includes the strip area on either side of Hendrik Potgieter road, focused from Constantia Park/Hyperama in the south, northwards to Christiaan de Wet and beyond.

Why Constantia ?

Competitive advantage: The node is well positioned regarding future growth trends in the west and north-west generally. The focus on lifestyle is a strong attraction for residents in the area that includes access to golf courses and estates. In the future the area will cater to the region as opposed to people travelling to some of the regional shopping centres such as Cresta and Fourways.

Accessibility & infrastructure: Hendrik Potgieter and Christiaan de Wet form important development spines; their intersection is seeing the development of a strong commercial and retail node including Macro and the new Clearwater Shopping Centre under construction. Access to the NI Motorway is convenient and Lanseria Airport is proximate. Growth along the R28-Pretoria corridor could materialise in the short term. The Roads Agency is in the process of upgrading the Hendrik Potgieter/Cristiaan de Wet intersection with a flyover configuration similar to that of Fourways.  Christiaan de Wet from Macro northwards needs to be developed into a double carriageway.

Business support services (amenities): Tourism – Cradle of Mankind and Sterkfontein Caves; numerous wedding venues; lodges; health spas; gaming estates (Muldersdrift area); botanical gardens; general retail; accessibility to the broader west rand. The bulk supply and stability of electrical reticulation remains a problem. Taxi related planning will need to be addressed in the case of new developments such as Clearwater.

Tenant-mix/ business clustering: Certain banks – Wesbank, Absa; First National Bank, Gensec head office; numerous legal ad consulting companies; Mr Price, Mr Price Home Woolworths, Pick ‘n Pay; Motor dealerships; Builders Warehouse; Macro.
