Market demand accelerates rapid progress of N4 Gateway

Intro
The rapid development and construction progress of the 46-hectare N4 Gateway park in Pretoria’s eastern suburbs is testimony to increased availability of bank financing and lower building costs which favourably position local business to plan for future growth

Superbly located with accessibility to the N1, N4, Hans Strydom Drive and Bronkhorstspruit Road, N4 Gateway is perfectly situated for operations that service the Pretoria, Mpumalanga and Limpopo markets.
 
“The development of N4 Gateway is gaining momentum, with the first 5 100sqm building housing mini and midi factory units now complete”, says Theuns Botha of development company Uniqon.  “The second building - with a GLA of 2 300sqm - is currently at roof-height and in the next quarter, three new buildings with a combined GLA of 11 000sqm will be constructed.”
 
“Enquiries from both investors and developers are increasing in light of the current market situation, with interest stemming mostly from the pharmaceutical, property development, logistics and construction sectors who are seeking direct access to Gauteng, Limpopo and Mpumalanga.”
 
The R350 million development comprises of 124 stands ranging from 1,493sqm to 10,563sqm.
 
Features of N4 Gateway park include the full range of competitive services and facilities which include high security, fully installed telecommunications infrastructure and guaranteed electricity supply – all unique features for a light industrial park still in its early stages of development. 
 
To date, the construction and development of the industrial park has seen contractors employ over 200 labourers, majority of which are located in the surrounding areas.  This number is set to increase as the development progresses.  The vision for the next 12 months includes the successful completion of ten new buildings.

Other than the development itself, Uniqon has undertaken the rehabilitation of the adjacent wetland as well as the upgrade of various surrounding roads infrastructure.
