eProp ® : Corporate Profile

eProp - accessible on  www.eprop.co.za, is a completely independent online commercial property marketplace serving the Southern African – Office, Retail and Industrial property sectors.

eProp offers all stakeholders in the commercial property industry customised online products that facilitate the creation of a commercial property marketplace. The eProp portal technology allows users, that include property owners, Asset managers, Property managers, Brokers, Service providers, Property professionals, Researchers, Sponsors and advertisers, the investment public and users of commercial property, to find property information from a broad cross-section of industry sources in one convenient and easy to use online location.

While envisaged as an industry initiative the easy to use searches and tools allow those who are not necessarily familiar with commercial property to get information on the industry.

eProp’s mission is to maintain and develop a reliable e-business solution for the property industry by:

  • Providing accurate, relevant and timeous information to all industry stakeholders
  • Driving information standards for the industry
  • Creating an environment in which all stakeholders can participate on an equal footing
  • Taking the commercial property industry to the business and investment communities
  • Creating and effective online marketplace that brings together:
      • Supply and demand
      • Landlords and tenants
      • Sellers and buyers
      • Investors and investment opportunities

A key principle of the initiative is the generation and dissemination of reliable property market data to the investment and broader business communities. Property has long been shrouded in mystery, exacerbating its status as a junior partner when compared to other asset classes.  The powerful database that drives the eProp initiative delivers up to date and relevant statistics for the commercial property industry and the business community.

eProp is an independent company that is wholly owned by its executive management. eProp is not supported financially or otherwise by any company or institution. eProp is not a property company and as such acts completely independently and in an unbiased and neutral fashion. While eProp is supported by state of the art technology its ultimate success depends on the willing and active participation of both major and smaller stakeholders in the commercial property industry and its ability to create an online platform that brings together supply and demand.

eProp has been developed and is managed by a dedicated management company whose responsibilities include the marketing of the initiative and the continued development of the underlying technologies. The initiative is supported by research and related resources.

Property Terminology
We have a section of the site dedicated to property terminology. It can be found in the news section under 'Glossary'. If there is a term that you need defined that is not in the list - please feel free to contact us through the helpdesk. We will research it and post a definition in the glossary - if relevant.

Where do I start?

The main areas of the site are in the sections (tabs on top of this screen). These include: news, property, industry. These represent different sections or hubs of the site and each offer you a number of tools to satisfy your needs. By clicking on one of the sections, you will be taken into this area of the site. If you ever get stuck and do not know where you are going, then just go back to the section that you need, as this navigation is available throughout the whole site.

Who uses the site?

The site is used by everyone that has an active interest in commercial property. This includes property asset managers, property fund managers, property managers, commercial property brokers and many more active role players in the commercial property industry. The site is also a valuable resource to financial directors, managing directors of small and large businesses. Property affects every business in South Africa and as such the site is focused on providing accurate and up to date information to these target markets.

Why not residential property?

This site provides links to residential property sites where possible. There is a vast difference between commercial and residential property and although some of the mechanism for transfer of property is shared between the two industry sectors - the economics and supply/demand is different. This site is focused on providing for the needs of retail, office and industrial property and also specifically land for development. The need of a business seeking to go into a shopping centre is very different from a person deciding where to live.

Do you charge commissions for properties that you list?

No! We charge a listing fee to property practitioners wanting to publicise their properties. The end user does not pay to access this information. We also do not hide contact details of contact persons or any such mechanisms that are traditionally utilise to limit the end user's access to information. The only time commission is charged is where succesful use is made of our online auction platform.
